Inspections for Spring - Time to Tidy up

 

Management will be conducting community wide Spring inspections beginning in March. Management will be noting any homes in violation of the community guidelines.


Owners should continuously maintain their properties to enhance the physical appearance of the community as well as preserve their property values. Please take the time to do a self-inspection of the exterior of your home. Common violations found include (but are not limited to):


·Appearance of exterior:


§ Roof shingles missing


§ Doors & window trim in need of repair or paint


§ House numbers missing


§ Exterior trim or windows with peeling/faded paint or wood rot


§ Gutters/downspouts in need of repair or cleaning


§ Shutters missing or in need of repair/replacement


§ Siding in need of repair or cleaning (power washing)


§ Window screens missing or in need of repair/replacement


·Fences: In need of repair, paint (Spiced Red) or cleaning/power washing


·Mailbox: In need of repair, paint or stain


·Driveway: In need of repair (cracks/potholes) or maintenance (remove weeds) - this applies only to the Federals


· Front Yard Pole Light: In need of repair or bulb replacement - lamps must be lit every night for safety. A secondary inspection will be occurring soon.


· Improper Storage: Trash/recycle containers & other miscellaneous items cannot be stored in the front or side of the house or in common areas. - please remove all winter items (shovels, salt, etc) and any leftover decorations from the front and sides of the unit. Toys and bikes must be stored behind the unit when not in use.


· Window Air Conditioners: Are not permitted at any time and must be removed.


· Unapproved exterior modifications (changing paint color, building deck or patios, replacing windows) - **ALL EXTERIOR MODIFICATIONS MUST BE APPROVED THROUGH AN ARC APPLICATION**


·Lawn maintenance -- take time to pull the weeds, refresh your lawn and mulch.

Please refer to your Architectural Guidelines for additional information. Please be sure to submit and obtain an approved architectural modification application before making any exterior changes or improvements to your house or property.
